Why choose us

Six reasons to entrust us with your purchase or sale

Each one answers a question that international clients often ask at the first consultation: who will look after them, where, in which language and how the transaction is organised.

Specialist lawyers

Our practice focuses on residential property sales and purchases and on town planning law. That focus allows us to advise you rigorously at every stage of the transaction and to anticipate what the notary (notario), the Land Registry (Registro de la Propiedad) or the bank will ask for.

Designed for foreign clients

We know the questions that arise when you buy in a country whose legal system differs from your own. We explain, with clear examples and in your language, what each document is, who is involved in the transaction and what happens at each step.

Legal certainty at every step

We review in detail the situation of the property, the charges, the contracts and the documentation for the transaction, so that the purchase is legally sound and you know at all times what you are signing and why.

Two offices on the coast

We see you in person in Sotogrande, for the Campo de Gibraltar, and in Estepona, for the western Costa del Sol. If you still live outside Spain, we hold our meetings by video call.

A single point of contact

A dedicated lawyer coordinates your transaction with the estate agency, the notary’s office, the bank and the other party, so that you do not have to act as a go-between or repeat your explanations to each professional.

English and Spanish

All communication, whether in person, by telephone or by email, can take place in English or in Spanish, and we explain the contracts and the title deed (escritura pública) to you in your language before you sign them.

International clients

Your purchase moves forward even when you are not in Spain

Most of our clients live outside Spain for much of the year. After the first video call we tell you which documents we need, how to obtain them in your country and whether they require an apostille or a sworn translation.

When the signing requires attendance before a notary, we prepare a power of attorney with the exact powers needed for your transaction, which you can grant before a notary in your own country or at the Spanish consulate. With that power we sign on your behalf and send you a copy straight away.

Each milestone is reported by email, with the document attached and an explanation in your language of what it means and what will happen next. You remain in control of every decision at all times.

If an issue arises during the review that needs a quick decision, such as responding to a counter-offer or extending the deadline under the deposit contract (contrato de arras), we call you the same day and explain the options so that you can decide without having to travel.

In practice

What it means when you buy

When you instruct us on the purchase of a home, we check its situation at the Land Registry, the Spanish Cadastre (Catastro) and the Town Hall and explain the outcome to you clearly. With that information we negotiate the terms of the deposit contract, review the title deed before the signing and, after the purchase, pay the taxes and register the home in your name.

In practice

What it means when you sell

When you instruct us on the sale of your home, we review its documentation before you put it on the market, so that it is in order when a buyer appears. We negotiate the deposit contract, coordinate the cancellation of the outstanding mortgage with your bank and explain the taxes and obligations that apply to you as the seller.

Service commitments

What you can expect from us

We respond to every call or email within two working days at most. Before each signing you receive the draft in good time to read it and raise any questions, and no document is signed on your behalf without your express written consent.

We distinguish between the deadlines that depend on the firm, which we meet, and those that depend on third parties, such as town halls, registries or courts, about which we keep you informed with the best estimate available.

When each matter is closed you receive the complete file in digital format, organised and indexed, so that you can keep it or pass it on to another professional in the future.

If at any time you feel that we have not met any of these commitments, you can raise it directly with the partner responsible for your file, who will reply to you in writing.
